FOUNDATION INTEGRITY & WATER INFILTRATION

Wraps, Sealants & Barriers

Uncontrolled water vapor and water infiltration through concrete walls and floors – and even stone wall foundations – can cost homeowners and building owners thousands of dollars in damage. Protecting the integrity of the concrete and/or stone wall supporting your structure is of the utmost importance when it comes to prolonging the life of your structure, ensuring a lifetime of dry, mold-free basement air – not to mention avoiding the unconditioned, mold-infested air that accompanies the dreaded “Stack Effect”. Real Dry Waterproofing has been analyzing and repairing these issues for three decades and we utilize the newest (and most reliable) products and techniques in the industry.

Keeping water away from your foundation and making certain the walls remain dry is critical. Water vapor readily passes through concrete, and liquid water can literally soak into the concrete structure itself. Damp patches on the concrete walls are a sure sign, often manifested in the form of efflorescence. In such cases, water has entered the concrete, dissolved salts in the structure, and continued its journey inward to your basement. Once it reaches the surface of the wall the water evaporates and the salt deposits remain behind. At Real Dry, we have the experience and expertise to properly secure and protect your foundation, developed over 40 years of making sure the homes of our customers are safe & healthy.

Don’t Be Fooled By “Dampproofing”

In most states the building codes specify that unfinished basement spaces need only be “dampproofed” – and dampproofing is just an inexpensive way to meet minimum construction standards by utilizing a simple spray-on form of liquid asphalt. At Real Dry, we use several different methods to genuinely waterproof the structure of your new home – not merely “dampproof” it.

  • Protective wraps and fabric applications, including the outstanding Mel-Rol self-adhering waterproofing membrane system from W.R. Meadows Inc., a cost-effective solution for thoroughly waterproofing foundations, vertical walls, and below-grade floors. Mel-Rol provides positive waterproofing protection (not just “dampproofing”) against both damaging moisture as well as the dreaded infiltration of free water into your home.

  • The versatile line of Air-Shield air barriers, also from W.R. Meadows – including fluid-applied barriers, sheet membranes, and even vapor-permeable product formulations. These products help to control and eliminate air leakage through the home’s building envelope.
  • Various types of insulation board products, utilized to protect previously-applied membranes as well as increase the insulation R-Value of the foundation.
  • Real Dry often uses Hydralastic 836, a low-VOC compound for positive-side, above- and below-grade waterproofing applications. This is a solvent-free, cold-applied waterproofing compound that does not freeze and is suitable for both horizontal and vertical applications.

  • We also utilize a technology known as Crystalline Waterproofing, which waterproofs and improves the durability of concrete structures by filling and plugging the pores, capillaries, and micro-cracks with a non-soluble, highly resistant crystalline formation. Real Dry prefers Aquafin for this application, which permanently blocks the passage of water through the concrete and protects it from corrosion.
  • Drain Tile configurations, both interior and exterior, to effectively and efficiently transport water away from the foundation and building structure. These are also known as Footing Tile Systems – piping systems under the foundation floor to prevent the formation of a water table underneath your home.
  • Field Tile and Sub-Soil Drainage systems are installed below surface grade and utilize gravity to move any water away from the structure – sometimes known collectively as French Drain systems, named for their developer, Henry French.
  • Proper site work logistics and ground surface treatment, including carefully planned and measured grading options for directing surface water away from the structure of your home.
These are just some of the methods utilized by Real Dry to wrap, seal, secure & protect the failing or compromised foundation of your home. We can customize a plan of action for your unique foundation situation that’ll keep you and your loved ones (and your house!) clean, mold-free, and dry as a bone.
